1031 real estate exchanges allow owners of investment properties to sell them and reinvest the proceeds in new properties without paying capital gains taxes when the properties are sold. This allows investors to have their sales proceeds work for them as investment capital rather than as taxable income. In order to take advantage of this incentive to reinvest, sellers must properly identify and acquire new properties within specific time constraints.

Replacement property must be identified in writing within 45 days from the sale of the previous property, and a purchase transaction must be closed within a maximum of 180 days from the initial sale.
