1031 Exchange Property
Section 1031 of the Internal Revenue Code allows for the tax-deferred exchange of real property in the United States as long as the property is being used for investment. For example, a single-tenant property may be exchanged for a multi-tenant property. At TM 1031 Exchange, our primary function is to find commercial properties for sale, lease, or exchange under Section 1031. Our database of investment properties can help you identify a replacement property for a 1031 exchange upon sale or disposition of your existing investment property assets. TM 1031 Exchange maintains information on a wide range of investment properties to meet different goals. In our database, we list eight different categories of commercial real estate properties that are available for exchange. Many of these properties are income-producing and will produce cash flow with minimal or no management responsibilities. 1031 exchange provisions allow for a great deal of flexibility in structuring transactions to diversify a real estate investment portfolio or otherwise meet strategic goals. Let's say, for example, that you are the owner of interest in an office building who now wishes to exchange that for new investment property. Under 1031 rules, you may exchange the building for a triple net leased investment in which one corporate tenant accepts all management responsibilities while you receive monthly income.
