1031 LIKE KIND

1031 Like Kind

1031 like kind properties are for those interested in making a 1031 tax deferred exchange. In order to defer capital gains taxes, you can take the money you make on the sale of an initial property and reinvest it into a like kind property. However, there are time constraints, and properties that you're interested in must be designated and shared with the IRS within 45 days of the close on the initial sale.

1031 like kind offerings can make it easier for investors to change asset classes. By deferring taxes on your initial gain, the move from a small apartment complex to a larger building or even TIC (tenant in common) properties can be made in a shorter amount of time and for potentially less risk. Of course, there is always some risk involved with investments of any kind, and 1031 like kind properties are no different.

At TM 1031 Exchange, we can help investors find properties that suit their financial needs and give them the best opportunity to achieve their goals. We can help you identify risks, and we can point you towards properties that have performed well and that have high appreciation potential.

We also work closely with brokers to ensure that their clients have access to everything the market has to offer, even if those are properties that are not even available to the general public yet. We also provide property owners and land developers with the means to offer their investment properties to a nationwide collection of serious, experienced investors. Please call us at 1-877- 4-TM1031 for more information, or send an email to with any questions you have.
