1031 Tenant In Common Investments

There are a number of asset-class options when it comes to commercial investment (office buildings, multi-family, hotels, etc). You can choose from a variety of properties throughout the country, with each geographic location offering its own property values, demographic desirability and tax issues. However, the cost of much US commercial real estate can make it difficult for investors to move from one asset class to the next or to accumulate investments in multiple asset classes or locations. While there are profits to be had in all classes, many investors would like to be able to diversify their holdings.

A 1031 TIC investment can give you that opportunity. Not only does it provide the capital gains tax deferment of the 1031, but it also allows you to buy into a TIC (tenants in common) property. This means that you can step into a larger investment property without greatly altering your expenditures.

A TIC grants you a deeded partial ownership interest in the property. You're not the sole owner, but you do participate in making ownership decisions while not having the day-to-day management responsibilities. As a partial owner, the initial investment is far less than that required to purchase full ownership--allowing the investor to participate in ownership in a high quality investment-grade property for a fraction of the cost.
