One of the main reasons people invest in tenants in common real estate is for the opportunity to invest in a larger piece of property than they would be able to invest in on their own. Basically, Tenant-In-Common, or TIC, properties are shared among several owners, with management companies handling daily maintenance, rent collection, and upkeep.

Many people who invest in TIC real estate buy large commercial properties such as shopping malls, hotels, restaurants, and apartment buildings. TIC owners who have their units managed professionally don't have to deal with day-to-day hassles such as tenant complaints, maintenance, and late night phone calls.

Another reason people invest in TIC properties is because of the potential for a tax-free exchange, or 1031. In 2002, the IRS clarified its position on TIC properties clearing the way to use TICs as replacement properties. Since then, many investors have taken the opportunity to conduct tax free exchanges and use Tenant in Common properties to replace their relinquished property.
