When an investor owns the "mineral rights" to an oil or gas reserve, he often owns the interest in the property where the natural resource is found. When conducting a 1031 exchange, investors need to consider both the working interest and the royalty interest of the mineral rights.

If you own a working interest in an oil or gas reserve, you share in the cost of operating and developing the oil or gas reserve. If you have a royalty interest, you own the mineral rights, but you are not involved in the exploration or development process. A royalty interest allows you to accept a percentage of the extracted minerals. As with any investment, there are a variety of risks and rewards.
