Lease Net Properties

At TM 1031 Exchange, we have developed an extensive property search that allows brokers and investors to find 1031 properties throughout the country. Many of the properties we feature are not listed on the majority of public listing sites. The relationships we've developed with commercial property owners allow us to gain access to hard-to-find properties, and that gives our clients an edge over other investors.

The 1031 properties included in our search span everything from multifamily units for under $1,000,000 to vast industrial properties for over $5,000,000. We also feature netlease properties. These are properties in which the lessee agrees to pay many of the costs that are generally thought to be the responsibility of the owner. These can include utilities, repairs, and taxes. Many owners see net lease properties as a solid investment because much of the burden of cost is taken off of their shoulders.

1031 properties are designated to be used in capital gains tax deferred transfers. If you take the gain you make from a commercial real estate sale and reinvest it in a 1031 property within the 180 day limit, you can defer paying capital gains taxes on the sale. There are other qualifications that must be met for an exchange to take place, and we can help ensure that they're met.
