Tenants in Common
A Tenants in Common (TIC), frequently referred to as fractional ownership, is type of real-estate ownership. In a TIC, two or more individuals have partial, undivided interest in a property. A TIC can be a good option for an investor looking to purchase property with a minimum investment. In a TIC, each owner acquires fractional interest in an asset. The interest or shares need not be equal, and ownership shares can be inherited. Upon closing of the TIC property, each co-owner is provided with an individual deed representing his or her interest in the property. TICs offer many benefits to real estate investors. First and foremost, they may allow investors access to higher-level properties. Typically, the cost of purchasing an entire investment grade building starts with a $1 million investment at minimum. With TIC ownership, those with lower amounts of investment capital can gain commercial property with a minimum investment. TICs can open up opportunities in real-estate investing that might otherwise be unobtainable for many. Furthermore, TICs tend to offer reliable income, good growth potential, and better chances of attracting high-quality tenants. There are plusses and minuses that are unique to TIC ownership. TM 1031 Exchange has successfully handled hundreds of TIC investments for 1031 exchange investors. Please contact us so we can discuss in more detail if a TIC is a good option for you.
