The properties listed on this site are only a sample of available properties. Many of the properties that are in our database are not yet on the open market and their details will be provided only to registered clients.

When you click on a specific property in one of our property surveys and request information we will direct the request to the proper representative for full details provided that your investment criteria are registered with us. If you are not registered you will be contacted so that we may more fully understand your needs and provide you with relevant information.
How TM1031 Works with Investors
Our first step in working with investors is to develop a summary of acquisition criteria, including time frame, investment goals and parameters and preferred property type. Once there is a clear understanding of your needs, a search of our databases is done to identify properties that fit those parameters.

The Broker Referral Network provides access to many properties that are not yet on the open market giving the investor a distinct edge in finding the right property at the most advantageous price and terms.
Once a property is identified, we introduce the investor and their broker/agent to the property's representative for full property details and to negotiate the final transaction if appropriate.

In addition to assisting investors, TM 1031 Exchange provides value to the brokerage community. TM 1031 Exchange works with clients and their broker/agent to locate appropriate properties in a timely manner.
TM 1031 Exchange maintains a National Broker Referral Network. The network includes experienced, independent qualified brokers who we refer clients to who are both looking to buy, sell and exchange property.
For brokers/agents who have listed properties, our goal is to make the listings available to a concentration of well qualified buyers who frequently are working under the time restraints of a 1031 exchange.
For brokers/agents who represent clients, our goal is to provide access to our universe of available property that meets your client's needs in a timely fashion.
How We Get Paid
TM 1031 Exchange gets paid in the form of a referral fee from the sales commission, only if and when the acquisition is completed.
Referral fees are a well-accepted method within the brokerage community for expanding a client or the client's broker's resources. Our referral fees are based on industry standards and are accepted across the nation.
Because we work on a referral basis there are no additional fees to the investor when using TM 1031 Exchange resources. TM 1031 Exchange never obligates a client or broker to exclusively use our services.
